How to get your Real Estate License in Florida

Step 1: First you need to meet Florida's licensing requirements:

  • You need to be at least 18 years old or older
  • Have a High School diploma or GED
  • And have a Social Security Number

Step 2: You will then need to apply for your license at www.myfloridalicense.com

Step 3: Go get fingerprinted. Search up fingerprinting near me and go get fingerprinted with the ORI Code: FL920010Z. You do not need to go to the police station to get fingerprinted, in some cases it may take longer for them to be submitted to DBPR.

Step 4: Take the 63-Hour Pre-License Course. You can take it in-person, livestream, and soon online. If your doing in-person then it only takes 7 days!

Step 5: Once you've taken the course then you need to take the state exam. For the exam you need to pass with a minimum of 75%.

Step 6: Yes! You've passed! Now before you can hang your license with a brokerage you need to take your 45-Hour Post-Licensing. 


How long does it take to get a Florida Real Estate License?

The time it takes to get your Florida real estate license depends on a few key factors. First, you'll need to complete the initial application, fingerprinting, and background check. Then comes the 63-hour pre-licensing course—if you choose an in-person or livestream format, you can finish in as little as 7 days, while the online option allows you to progress at your own pace.

After completing the course, you'll need to pass the state exam. Some pass on their first attempt, while others may need multiple tries, which can extend the process. Once you're licensed, there’s one final step—completing the 45-hour post-licensing course. This takes just 5 days in person or can be done at your own speed online.

Fairchild Real Estate School Pre-License Course Requirements and Policies

All Fairchild Real Estate School courses are approved by the Florida Department of Business and Professional Regulation – Division of Real Estate. Upon successful completion, you will be eligible to sit for the Florida Real Estate License Exam.

Course completion remains valid for two (2) years from the date of completion. An expired course will not be accepted at the exam site, and you must provide proof of a valid course completion slip to sit for your exam. While the course is not required at the time of application submission, you may apply for state exam approval before completing the pre-license education.


How to apply and take the state licensing exam

When you’re ready, you’ll want to apply to the DRE to get the green light for scheduling your exam. Once your application is approved, you’ll receive an official authorization letter from Pearson VUE, which will let you book your exam. Remember, you’ll need a score of 75% or higher to pass the state licensing exam, so make sure to give yourself plenty of time to prepare!

How do I schedule the state exam?

The email from DBPR contains an FLREAPP code that you will need to schedule your state exam. To schedule exam: www.pearsonvue.com

-Type ”Florida Real Estate and Appraisers” in the search bar & Create your account
-Type in your FLREAPP code & Follow the prompts to schedule your State Exam
-Unless you are applying for mutual recognition, answer “no” to these questions. They will remain red; hit next.
-You will be given an email address prior to the end of the process. PLEASE write it down or screenshot it. You will need it if you take the State Exam online.
-At the end, the top option is for taking the State Exam at a testing center, bottom option is for taking the exam online.


How to submit fingerprints

You are required to submit your fingerprints through a Livescan Service Provider approved by FDLE immediately after completing your licensure application. Search fingerprinting near me and then go get fingerprinted with the ORI Code: FL920010Z. You do not need to go to the police station to get fingerprinted, in some cases it may take longer for them to be submitted to DBPR. Keep in mind that FDLE mandates that an application for licensure should precede the submission of your fingerprints.

Does Florida require a Post-Licensing Education?

Before your initial sales license expires, you must complete a 45-hour post-licensing course. This is required even if your license is inactive. To pass, you'll need a minimum score of 75% on the final exam. Keep in mind, you’re allowed two attempts to pass the exam. If you don’t pass after both attempts, you’ll need to re-enroll in the course and complete it in full before being eligible to retake the exam.

Brokers and Sales Associates can qualify for an equivalent type license in Florida if they meet the following qualifications:

  • Must be 18 years of age and hold a high school diploma or its equivalent
  • Must not be a resident of Florida at time of application
  • Have met the education and examination requirements of the state with which Florida has mutual recognition

If you’re applying for Florida licensure from a state or jurisdiction with a mutual recognition agreement, you’ll need to pass a written exam on Florida-specific real estate laws. Additionally, you must complete post-licensing education—45 hours for Sales Associates and 60 hours for Brokers—before the expiration date listed on your Florida license.
